Plumber in Tappen

Tappen sits on Highway 1 west of Salmon Arm, with Sunnybrae on the lake just to the north. A highway house and a place down toward the water are different visits, and "the lake road" is not an address we can price from. Wells are common. Highway houses and the Sunnybrae road

Give the road and a landmark, not only the community name. Older homes along this stretch still have tired tanks and supply piping that has been repaired in pieces. A hot water tank that is wet at the base has usually failed. Shut the cold-water valve on top of the heater if it will turn, and switch the power or gas off without standing in water. Wells and a cold morning

No water after a cold night can be a frozen branch or a pump that will not start. Do not use an open flame to thaw a line. Shut the supply if you think the pipe has already split, including the valve at the pressure tank on a well, and switch off the pump breaker so it does not run dry. Irrigation left running can also drop the pressure in the house. Turn it off before you assume the indoor plumbing is blocked. If you are opening a seasonal place and every drain is slow, mention when the septic tank was last pumped. We clear pipes. A full tank needs a septic pumper.
