Sorrento is on the Trans-Canada along the north shore, between Salmon Arm and Chase. Some streets feel like a small town centre. A lot of the properties off that centre are cottages and houses on a well and a septic system. If the drive from Salmon Arm changes the price, we say so before we come.

Year-round houses
A house that is lived in all year still sees the usual failures: a tank that rusts out, a toilet that runs, a kitchen line full of grease. The difference from a street in Salmon Arm is often the water source. If you are on a well, no pressure may be the pump or the pressure tank, not a city main. Say which you have when you call. Irrigation in a dry August can drop the pressure at the house even when the indoor pipes are clear. Turn the irrigation off before you assume a drain is blocked.
The well pump and pressure tank page covers the clicking pump and the waterlogged tank. A tank that is wet at the base belongs on thehot water tank page. In BC, gas appliance work needs a licensed gas fitter and a permit. Technical Safety BC oversees gas licences.
Cabins left empty
A cabin closed in October needs the supply shut, the lines drained, hoses off the bibs, and the water heater dealt with so it is not left full and cold, or empty and powered. Power to an electric tank should be off before it is drained. If you smell gas at any point, leave and call 911 and FortisBC at 1-800-663-9911.
In May the risk is a split pipe that looks dry until the ice inside it thaws. Open the main only part way and walk every room, including under the building if you can. Do not pour automotive antifreeze into a drain or a septic tank. If the pump will not start after sitting all winter, describe what you hear, including silence. Thefrozen and burst pipe page is the checklist if you are already looking at a wet floor.
Getting to the property
A civic address is more useful than "the lake road." Shared driveways, a gate code, and a dog in the yard all belong in the first call. If the only key is still on the highway, the visit should wait. Blind Bay is the next bay east and has its own page, because the lanes down to that water are a different kind of access. We confirm the price before tools come out. For a burst line, shut the water and call theemergency line. Other north-shore notes are on theShuswap plumber page, and typical ranges are on thecost page.
